Project Type: Full House Renovation
Project Scope and Objectives
Grand Construction was tasked with a full-scale renovation of the property on Carlton Road. The project included extensive structural modifications, a double-story extension, complete rewiring, new plumbing, and modern finishes throughout the house. Below is a detailed breakdown of the work completed.
First Floor Renovation
• New Roof Installation: A new roof was installed across the entire house, including new joists and steel beams (RFJ) to support the double-story extension over the kitchen.
• Structural Enhancements: The entire house was scaffolded for the kitchen conversion and double-story extension. New rafters were installed, and the roof was fully tiled with proper ventilation.
• Electrical Work: The house was fully rewired with new sockets, lights, spotlights, smoke and heat alarms, and exterior lighting.
• Floor and Staircase Upgrades: New floor joists and boards were installed in the extension, with the bedroom’s floorboards replaced due to woodworm. A new staircase layout was implemented with steel beams, and glass banisters were added.
• Chimney Removal: Chimneys were removed to create more living and storage space.
• Bathroom Installation: The first-floor bathroom was fully renovated, including new plumbing, fixtures, and tiling. Storage space was created for laundry, and the entire bathroom was finished with cement boards and silicone.
Double Story Extension
• New Living Spaces: A new bedroom with an ensuite was added, along with a larger landing area. The extension included new windows and a fully fitted bathroom with modern plumbing and tiling.
Ground Floor Renovation
• Structural and Door Upgrades: New fire doors, double sliding doors, and windows were installed, supported by steel beams (RSJs) for structural integrity.
• Living Room Customization: The living room was customized with a feature wall, fancy ceiling design, and LED strip lighting as per the owner’s specifications.
• Bathroom and Utility Room: A new bathroom was created with modern plumbing and storage solutions. A utility room was fitted with a boiler, washing machine, and dryer.
• Kitchen Renovation: The kitchen was upgraded with a roof lentil for daylight, sliding external doors, and a new kitchen fitted by our team. The kitchen connects seamlessly to the garden, creating a bright and open space.
Exterior Renovation
• Drainage and Guttering: New drain lines, gutter pipes, and downpipes were installed. A front porch was added, with a large external door and a side window to brighten the space.
• Garden Enhancements: The garden was transformed with new walls, fresh grass, LED lighting, and large steps leading from the kitchen. Additional features include a resin surface, external tap, and socket for convenience.
