Project Scope and Objectives
Grand Construction was commissioned to undertake a major loft conversion and full house renovation. The project involved extensive structural work, modern upgrades, and enhancements across all floors of the property, transforming it into a more functional and stylish home. Below is a detailed breakdown of the work completed.
Loft Conversion
• New Roof Installation: A brand-new roof was installed across the entire house, including new joists and steel beams (RFJ) to support the loft conversion.
• Architectural Planning: An architect and surveyor were engaged to confirm the suitability of the conversion and create detailed plans.
• Full House Scaffolding: Scaffolding was erected around the entire house to facilitate the loft conversion and roof replacement.
• Electrical Work: The entire house was rewired, including new sockets, spotlights, smoke and heat alarms, external lights, internet cabling, and speaker cables.
• Structural Upgrades: New floor joists and rafters were installed, and the floor was insulated before laying floorboards.
• Dormer Construction: The dormer was tiled, cladded, and fitted with vents, Velux windows, and a sliding door. Storage space was created within the dormer, and an office area was added.
• Interior Finishing: The walls were plastered, and architraves, skirting, fire doors, and frames were fitted throughout. A staircase was also installed.
• Bathroom Installation: A new bathroom was added in the dormer, featuring a shower tray, sink, toilet, radiator, extractor fan, and electric mirror.
First Floor Renovation
• Window and Door Upgrades: New double-glazed windows and window sills were installed.
• Electrical and Structural Work: The entire floor was rewired, including new sockets, lights, and CCTV cameras. Floorboards, fire doors, architraves, and skirting were installed, and the entire floor was replastered and skimmed.
• Wet Room: The wet room was fully tiled and fitted with new lighting and fixtures.
• Chimney Removal: Chimneys were removed from each room to create more space.
• Staircase Enhancements: New staircase banisters and posts were installed, along with LED strip lighting in the ceiling.
• Bathroom Renovation: The first-floor bathroom received a complete makeover with new plumbing, a bath, sink, toilet, feature wall storage, and full tiling.
Ground Floor Renovation
• Structural and Door Upgrades: Fire doors, double sliding doors, and new windows were installed, with walls demolished to accommodate the new sliding doors. Steel beams (RSJs) were added for structural support.
• Electrical and Replastering: The ground floor was rewired, and all rooms were replastered. New floorboards, fire doors, architraves, and skirting were installed.
• Wet Room Installation: A new wet room was created under the staircase, complete with plumbing, electrical work, and tiling.
• Kitchen Renovation: The kitchen was upgraded with a new consumer unit, relocated boiler, pipework, gas line, and roof lentil for daylight. Two steel beams were installed for structural reinforcement, and external sliding doors were added.
Exterior Work
• Drainage and Guttering: New drain lines, manholes, gutter pipes, downpipes, and soil pipes were installed, along with a drainage channel in the garden.
• Rendering: The exterior of the house was rendered for a fresh, modern finish.
